We work hard to be appreciated. Being the middle man and messenger in any transaction can be a very difficult position

The difference with Robert Stanford:

  1. If you have a portfolio of more than one property you’ll know the advantage of dealing with the same people year in year out, at Robert Stanford we don’t have a revolving door, we keep our staff, allowing for you to feel that there is a continuation and understanding of your needs. 

  1. We charge our fees up front; and there are no renewal fees on year two. We can however, negotiate, draw up and complete contracts to extend the tenancy for a cost of £150 +VAT, but this is not a compulsory service. 

  1. Our referencing is completed by a third party as we feel that it is a conflict of interest for us as the agent earning commission to pass the tenants ourselves. This leads to a more selective tenant, better referenced by our industry leader. The MARAS Group are well known for being the harshest referencing agent but this is to your benefit. 

  1. We fully market our rental properties to private tenants only; we look for the best tenants to suit the best properties. 

  1. Our aim is to have a continued working relationship with you the landlord over the years that you will require tenants, a good service and good tenants leads to repeat business; our ultimate goal.

  1. We always look to go that extra mile to ensure that a new tenancy starts well, with our staff you’ll find there is constant and continuing support.

 

Lettings only

1. Services.

The services included in our charges are as follows:-

i. Advertising and actively marketing the property with a view to finding suitable Tenant/s.

ii. The taking up of references with a reputable Credit Reference Agency.

iii. Negotiating the terms of the Tenancy Agreement.

iv. Arranging the preparation of an inventory if required - further details of this service are available on request.

v. The preparation of the Tenancy Agreement and any notices required under the Housing Act.

vi. Taking the first month’s rent together with the agreed deposit which shall be in cleared funds prior to the commencement of the tenancy.

vii. Arrange future rent payments via standing order from the Tenant/s.

viii. Organise Tenant renewals at the end of the first and subsequent terms.

2. Fees.

On finding a Tenant who is acceptable to you or whom you have given us the authority to accept on your behalf, and who enters into a Tenancy Agreement, our commission will be charged as follows: -

i. LETTINGS ONLY: Our fees will be calculated at the rate of 10% of the rental term plus VAT. This fee is payable at the commencement of the Tenancy. In the event that any balance of commission is due after all deductions from the first month’s rent we will invoice you once the Tenancy has commenced. This fee is payable within 7 days.

ii. Our minimum letting fee is £550.00, plus VAT.

iii. EXTENDED TENANCIES: With regard to extended tenancies an administration fee is charged at the rate of £150.00, plus VAT, payable at the commencement of each extension.

iv. If you require us to hold the Tenants deposit in line with the “Tenant Deposit Protection Scheme” there will be a charge of £75.00 plus VAT for the duration of the Tenancy Contract.

v. If you, as the landlord, withdraws from the letting of the property once tenants have been found and the referencing process has began (subject to satisfactory references) you will be liable to reimburse the tenants the cost of their references and Robert Stanford an administration charge of £200 plus VAT.
